Aspen's HOA requirements are among the strictest in the country. Buildings like Aspen Alps, Durant Condominiums, and Limelight Hotel Residences have detailed move-in protocols that require weeks of advance coordination. We've been moving families into Aspen for over 30 years — we know the property managers, the building requirements, and the seasonal rhythms that govern when moves can happen.
Moving In and Out of Aspen's Neighborhoods
West End:Aspen's oldest residential neighborhood. Historic Victorian homes line narrow streets with mature trees. Truck access is limited — many properties require staging on adjacent streets and hand-carrying through tight spaces. Some homes have been expanded over decades with additions that create challenging furniture pathways.
Downtown Core: The pedestrian-friendly downtown has strict vehicle restrictions. Condos above retail spaces on Galena Street, Hyman Avenue, and Cooper Street require early-morning moves before businesses open. Loading zones are limited; we coordinate with the city for temporary permits.
Red Mountain:Aspen's most prestigious address. Properties here are accessed via Red Mountain Road, which climbs steeply with hairpin turns. Driveways can exceed 25% grade. Our trucks are equipped for this terrain, but we often use shuttle vehicles for the final approach. Views are spectacular; the road is not for the faint of heart.
Starwood: A gated community on McLain Flats, about 3 miles from downtown. Security controls access; we register in advance. Properties here are large — 5,000+ square feet is common — with the space and privacy that comes from larger lots. Moving logistics are more straightforward than downtown, but the sheer scale of these homes requires careful planning.
Castle Creek and Maroon Creek: Scenic valley properties west and south of town. Castle Creek Road is paved to Ashcroft; Maroon Creek Road leads toward the Maroon Bells. Properties here range from modest cabins to substantial estates. Winter access can be challenging after major storms.
Aspen's Strict HOA Requirements
Aspen HOAs are legendarily demanding. Here's what we typically coordinate for downtown and resort-area moves:
- Advance Booking: 2–4 weeks minimum. During ski season and summer festival windows, longer lead times are essential.
- Certificate of Insurance: $2M general liability is common; some buildings require $5M. The HOA must be named as additional insured. We maintain high-limit policies and can customize COIs within 24 hours.
- Elevator Reservations: Freight elevator time is strictly scheduled. Time slots are typically 2–3 hours. We plan loads carefully to maximize efficiency within the window.
- Security Deposits: $1,000–$5,000 refundable deposits are common. Released after move-out inspection confirms no building damage.
- Blackout Periods: Most buildings prohibit moves during X Games week (late January), Food & Wine Classic (mid-June), July 4th week, and Christmas/New Year's. Some prohibit all ski-season weekend moves.
- Hours of Operation: Many buildings restrict moves to 8am–5pm weekdays only. Early morning or evening work requires special approval.

Aspen's Two Peak Seasons
Unlike most Colorado mountain towns, Aspen has two intense peak seasons:
Winter (December–March):Ski season brings the world to Aspen. HOA blackouts are common, especially around Christmas, New Year's, Martin Luther King weekend, Presidents' Day, and X Games. Traffic on Highway 82 from Glenwood Springs backs up on Friday afternoons and Saturday mornings. Mid-week moves are essential.
Summer (June–September):Aspen's cultural calendar is packed: Food & Wine Classic, Aspen Ideas Festival, Jazz Aspen Snowmass, classical music festivals, and more. The town is busy, parking is scarce, and buildings schedule around events. Late September into October offers the best summer-adjacent window.
Shoulder Seasons (April–May, October–November): The sweet spot for moving. Mud season (April–May) sees fewer visitors and more flexible building access. Fall (October until Thanksgiving) offers spectacular foliage and cooperative weather. Independence Pass closes around November 7th, affecting routing from the east.
Routes to Aspen
From our Silverthorne base (primary route): I-70 west to Glenwood Springs, then Highway 82 south through Carbondale and Basalt to Aspen. About 2 hours in clear conditions. This is the year-round route.
Over Independence Pass (seasonal): When Independence Pass (12,095 feet) is open — typically late May through early November — we can access Aspen from Leadville and the Arkansas Valley. The pass is spectacular but slow, with sharp switchbacks and no guardrails. We use this route when it makes sense for the origin point, not as a shortcut.
From Denver and the Front Range: I-70 to Glenwood Springs, Highway 82 to Aspen. About 3.5–4 hours without traffic. Ski-season weekend traffic can add 1–2 hours on the I-70 corridor.
Snowmass Village: Just 12 miles from downtown Aspen via Brush Creek Road. Similar HOA requirements but somewhat easier building access than downtown Aspen proper.
Art, Wine, and Specialty Items
Aspen homes frequently contain museum-quality collections. The town's art galleries, auction houses, and collectors create a market for expertise in handling valuable items:
